The LTO teacher mortgage: what LTO means, how it pays, how lenders read it

The short answer

LTO stands for long-term occasional. An LTO teacher is an occasional teacher covering one continuous assignment, usually a leave, and is paid on the salary grid for the days of the assignment. Lenders treat that as contract income and usually average your last two years of T4s and Notices of Assessment. A signed assignment for the upcoming year strengthens the file by showing the income continues.

Every Ontario board runs on two kinds of occasional teacher. A daily occasional teacher takes work a day at a time. A long-term occasional teacher, an LTO, holds one assignment continuously, most often covering a maternity, parental, medical or secondment leave. Same qualifications, same classroom, different pay mechanics, and a lender reads the two quite differently.

What LTO means

LTO is short for long-term occasional. The label attaches to the assignment, not the person: you are an occasional teacher on the board roster, and this particular assignment is long enough to be classed as long-term. The number of consecutive days that turns a daily assignment into an LTO is set in each board and local union collective agreement, so it differs by board. There is no province-wide number: the provincial rules that once governed how boards hired occasional teachers, Regulation 274/12, were revoked on October 29, 2020 and replaced by a ministry memorandum that leaves hiring policy to boards, and that regulation never set the day count either.

For a mortgage the exact threshold matters less than the paperwork it produces. Once an assignment is an LTO, the board issues an assignment with a start date, an end date and a grid placement, and that is the document a lender reads.

How LTO pay works

  • You are paid on the salary grid at your QECO category and step, prorated by the day. Ontario school boards run a 194-day school year under the Education Act, so a daily grid rate is typically the annual figure divided by 194.
  • Pay stops when the assignment ends. Unless a second assignment follows, there is no pay through July and August.
  • If the assignment has genuinely ended, employment insurance may be available over the summer. The federal EI rules for teachers make an exception where the teaching contract has terminated, and a separate one for teachers employed on a casual or substitute basis.
  • The income appears on your board T4 like any other salary, which is what makes it easy for a lender to verify.

How lenders read LTO income

Because the assignment has an end date, lenders file LTO income as contract income rather than permanent salary. In practice that means most A-lenders average your last two years of T4s and Notices of Assessment, and that average becomes your qualifying income. The unpaid summers are already inside those totals, so nothing is deducted a second time.

  • Two years through the same board is a strong continuity story even if the assignments changed.
  • A rising trend, from daily work into LTOs, reads well. A falling year can pull the average down.
  • Lenders differ on how much short history they will accept, which is the whole job of a specialist.

Why the right lender matters more here

A generic lender sees an end date and declines for "no permanent income." A teacher-friendly lender sees two years of provable income and a clear continuity story. Same applicant, different outcome. The difference is who reads the file.
