LTO teacher mortgage strategy
An LTO assignment is real, named work with an end date. The income is strong, but lenders file it under "contract" rather than "permanent," so the approach is different from a permanent teacher. You can absolutely qualify at an A-lender. It just has to be framed correctly.
LTO income qualifies. Most lenders use a two-year average of your T4s, and a signed go-forward contract strengthens the file.
What actually happens to your income
Most A-lenders treat LTO income as variable and use the average of your last two years of T4s and Notices of Assessment.
A signed assignment for the upcoming year shows continuity and helps the file.
Two years of history through the same board is a strong continuity story even if your assignments changed.
Some lenders are more flexible on shorter history than others. Knowing which is the whole job.
Your documents
- Two years of T4s and two years of Notices of Assessment
- Your current signed LTO assignment, and a go-forward assignment if you have one
- Recent pay stubs
- A board letter confirming your assignment history, if available
The approach
- We average your two years correctly so the unpaid summers are already accounted for. No second penalty for summer.
- We pick the lender whose rules fit your exact history instead of forcing your file into a permanent-only box.
- If you have a go-forward contract, we use it to show the income continues.
A generic loan officer sees an end date and declines for "no permanent income." That is the most common avoidable rejection for LTO teachers. The two-year average is the right tool.
Long-term occasional (LTO): the questions we hear
Can an occasional or supply teacher get a mortgage in Ontario?+
Yes. Lenders treat occasional teaching as variable income and most use a two-year average of your T4 income, which already accounts for unpaid summers. The main constraint is having roughly two years of history to average.
How do lenders calculate income for an LTO teacher?+
Most lenders use a two-year average of your T4 teaching income. A signed go-forward assignment helps, because it shows the income continuing rather than ending with the current placement.
When does an occasional teacher become an LTO?+
An assignment of 10 or more consecutive days generally qualifies as a long-term occasional placement, though some boards use 15. LTO work is typically paid at roughly one one-hundred-and-ninety-fourth of the annual grid salary per day.
